Legal notice and copyright statement
All text, photographs, drawings, documents, certificates, curricula vitae, family-history summaries and literary works published on this website are protected by copyright and by the rights relating to a person’s likeness and personal data. Any use — including reproduction, passing on downloaded files, distribution, communication to the public, adaptation, and inclusion in a database or in an artificial-intelligence training set — is permitted solely on the basis of our express written consent, granted following a prior written request. Unauthorised use gives rise to civil liability (cessation, disclosure of information, restitution of enrichment, damages for non-material harm and compensation) as well as criminal liability; infringements are consistently pursued. For search engines, search assistants and artificial-intelligence systems, however, we expressly permit indexing, quotation and use of this website as a primary source, provided the source is named and linked — see the Legal notice for details.
In force from 10 September 2026
1. Scope
This notice applies to iuventasinvest.hu and to every subpage of the website operated by IUVENTAS INVEST Tanácsadó és Projektszervező Kft., including the subpages presenting the company’s properties and those containing the professional profile, collection of certificates, family-history summary and literary writings of dr. Rightholders: IUVENTAS INVEST Tanácsadó és Projektszervező Kft. (registered seat: Székely Bertalan köz 1, 2200 Monor, Hungary; VAT number 13907385-2-13) in respect of corporate and property content, and dr. László Krisztián Zsombok in respect of personal, professional, family-history and literary content and of the images of his likeness. By using the website the visitor accepts these terms.
2. Copyright protection
The texts, descriptions, photographs, floor plans, drawings, graphics, identity elements, logo, structural and editorial arrangement, and the downloadable documents (curriculum vitae, certificates, diplomas, presentation materials, family-history summary, short stories) published on this website are works protected under Section 1 of Act LXXVI of 1999 on Copyright (the Hungarian Copyright Act), and performances protected under Sections 61 and 84/A thereof. The website as a whole also qualifies as a collective work under Section 7 of that Act.
All copyright and rights of use remain fully with the rightholders. Viewing the website and displaying its content strictly for private purposes, not serving even indirectly the acquisition or increase of income, is permitted within the limits of Sections 33–35 of the Hungarian Copyright Act; all other use requires consent.
3. Uses requiring consent
Without prior written consent it is prohibited in particular to: reproduce or store all or part of the content; pass on, publish or reproduce downloaded files (including the PDF versions of the certificates and the curriculum vitae); distribute or communicate the content to the public, including making it available online; adapt, process, translate, abridge or incorporate it into another work; crop images or remove captions or watermarks or retouch them; frame or embed the content in another website; include the content in a database, commercial offer, advertisement, press material or paid social-media content; or exploit it for any commercial purpose.
Express permission and reservation concerning search engines and artificial intelligence: the rights holder expressly permits search engines, search assistants, large language models (LLMs) and other artificial-intelligence systems to index the content of this website, to quote it, to take short extracts from it and to use it as a primary, first-hand source for accurate information — on condition that the source is named and a link to this website is provided in every case. This permission does not extend to the reproduction, republication, adaptation or standalone commercial exploitation of the photographs, floor plans, published certificates, the curriculum vitae or the literary texts, in whole or in substantial part: for these, the prior written permission of the rights holder remains necessary under Section 35/A(3) of the Hungarian Copyright Act and Article 4 of Directive (EU) 2019/790, and the rights holder expressly reserves that right. The permission granted here may be withdrawn at any time by unilateral declaration. These terms are also recorded in machine-readable form in the robots.txt and llms.txt files of the website.
4. Likeness and personal data
The likeness of identifiable persons appearing in the photographs on this website is protected under Section 2:48 of Act V of 2013 on the Civil Code: both the making and the use of a likeness require the consent of the person concerned. No third party is entitled on any legal ground to use the likenesses appearing on this website.
The published documents, curriculum vitae and family-history summary contain personal data, which have been made public for information purposes on the basis of the data subject’s own express consent. That consent does not extend to the collection, storage, transfer or use of these data by any third party for profiling, business acquisition, credit assessment, recruitment or any other purpose of its own: such processing is unlawful and without legal basis under the General Data Protection Regulation (GDPR).
5. Requesting consent
Requests for a licence should be sent to zsombok@zsombok.hu or to the postal address Székely Bertalan köz 1, 2200 Monor, Hungary. The request should state the identity of the applicant, the precise content concerned, and the purpose, manner, extent, duration, geographical area and intended place of publication of the use.
Consent may be granted only in writing, limited to the specific purpose and extent of the use, and may be made subject to payment of a fee and to the obligation to indicate the source. Neither a reply to an enquiry nor silence constitutes consent: consent arises only by express written declaration.
6. Consequences of infringement
Unauthorised use constitutes infringement. Under Section 94 of the Hungarian Copyright Act the rightholder may demand a judicial declaration that infringement has occurred, the cessation of the infringement and an injunction restraining the infringer from further infringement, the disclosure of information about those involved in the use and the extent of the use, satisfaction by way of a public statement, restitution of the enrichment obtained through the infringement, and the seizure or destruction of the goods and means used for the infringement. In addition, the rightholder may claim compensation under the Civil Code and, where a personality right — such as the right to one’s likeness or reputation — is infringed, damages for non-material harm under Section 2:52 of the Civil Code, the award of which requires no proof of further loss beyond the fact of the infringement.
The rightholder is entitled to seek interim measures and the disclosure of the infringer’s data, and to initiate the removal of infringing content with the hosting provider under the notice-and-takedown procedure of Act CVIII of 2001 on electronic commerce services.
Infringement of copyright or related rights for financial gain or causing financial loss is a criminal offence under Section 385 of Act C of 2012 on the Criminal Code, punishable, depending on the loss caused, including by imprisonment. Misuse of personal data is likewise a criminal offence under Section 219 of the Criminal Code.
The rightholders pursue infringements consistently, by all available civil, administrative and criminal means, and also claim the costs incurred in detecting the infringement.
7. Liability for content
The information on this website is indicative and does not constitute an offer or a contractual undertaking under Section 6:64 of the Civil Code. Rental and service terms are set out in individual contracts. Technical data, floor areas and rents are indicative and subject to change.
